How many units?

There are a total of 32 units at The Fields at Sherborn.  Twelve [12] units are Quincy style (1,833 square feet) Six [6] are Kendall style (2,430 square feet), 12 are Everett style (2,530 square feet) and 2 are Adams style (2,550 square feet)  The Kendall and the Everett style are available in either 2 or 3 bedroom configuration.

Is the project age restricted?

No, the project is a multi-generational community; there are no age restrictions or requirements for purchasing units of any kind. 

How many bedrooms can i have?

There are a total of 12 units that can be sold as legal 3 bedroom units, the balance will be 2 bedroom units.

Are there option and upgrades?

Trask Development is committed to an “all in” standard, so  multiple selections can be made and  most are included in base price. Typically only the 3 bedroom upgrade (vs 2 bedroom), hardwood flooring on second floor of home, and the option to finish the basement are the majority of potential upgrade options.  

What features are standard? 

Per above, standard features include everything you would expect and require in a new home: all stainless appliances, decorators kitchen with quartz tops, and hardwood flooring throughout first floor, tile backsplash in the kitchen, tiled bathrooms, and architectural lighting options are standard in all of our homes. We strive to live up to our motto "Our standard is their upgrade". 

Delivery Time of Units 

The initial phase of units will be available for occupancy late summer/ fall 2019, with addition units completed on a regular basis from there.  It is anticipated that the significant construction will be completed by summer 2020, with interior unit work completed by the end of 2020.

Price range?

Initial pricing for units range from $609,900 to $800,000

Are dogs/ pets allowed? 

Dogs and pets are allowed, however there will be an aggressive breed restriction in the condominium documents. 

What are the condo fees?

Condo fees are anticipated to be in the range of $350 per month to $450 per month and will  include all snow removal, landscaping, common electric, exterior maintenance of units, insurance, as well as mandatory reserves.

What about water and sewer?

In addition to condo fees, the units at The Fields share a common septic field and have a Public Supply Well- both are entirely owned by the condo association and  both require regular reports and maintenance

The water supply, unlike a traditional well, is a centralized system that is governed by the state of Mass Department  of Environmental Protection for water quality and quantity.  The fees associated with these systems will be collected by the condo owners through the condo association.  Each unit will have a standard water meter and will only pay for water usage per unit.  The fees will be similar to neighboring town water rates.

What about my other utilities?

Units all have gas heating, 2 stage gas heating  and electric cooling systems, gas cooking, electric dryer hookups and gas on demand hot water systems.  Units will have access to both Verizon and Comcast for cable and internet. 

Do i have a back yard?

Each unit at the Fields has an exclusive use area behind each deck or patio. These areas, although part of the condo association, are directly controlled be each unit owner.

How do we reserve or purchase a unit?

The Trask Sales team is ready to discuss the process- from a nonbinding reservation to offer and purchase and sales, the process is seamless and easy as you are working directly with the project owner, developer, builder and sales staff!

Do the units come with a warranty? 

All units come with a typical one year warranty- Trask’s 25 years of experience and reputation stands behind the warranty.

What is the easiest way for me to obtain financing?

Trask has a 25 year lending relationship with Middlesex Savings Bank, who is the project lender.  Middlesex Savings has developed a special lending program for this project with reduced closing costs, aggressive lending rates and longer rate lock period not typically found for new construction. 


However, it is not a requirement that funding go through Middlesex Saving Bank and Trask is happy to work with any lender; but ask the Trask sales team for details on your transaction.

Cost of ownership?

Each unit at the Fields has passed the rigorous stretch energy code; and all insulation packages, heating and cooling, and hot water systems are state of the art. 

i'm a broker with a client, does Trask compensate buyers agents?

Yes, Trask will pay buyers agents 2% of the base unit price as a buyers agent fee.
